No, you must bring your own crockery and cooking utensils. However, it is possible to buy a starter set on site.

The all-inclusive price includes fast Wi-Fi throughout the house. There is a LAN connection in each flat for even faster internet. We do not offer a SAT connection.

Of course you can add your own furniture or home accessories to your flat.

No, not in the flats. However, we provide a hoover to borrow free of charge.

There is a laundry room with washing machines and dryers on each floor. They can be booked and paid directly via an app. In the “Suite Plus” and “Suite Premium” flats from the 8th floor upwards, there are washing machine connections in the flats.

Yes, we have a large number of underground car parking spaces available. Car parking spaces can be booked on a monthly basis for a fee.

We offer a large bike room in the basement, which is easily accessible via a dedicated bike ramp from the “Gürtel” cycle path and is free of charge. Please be aware that we cannot guarantee the safety of your bike.

Yes, you can rent additional storage space for a fee. For +€10 you can even get a cellar compartment with a power socket.

Yes, you can book a weekly cleaning service. We also offer individual cleaning services if you need a quick clean. You can get price information from our team. Simply contact the front desk or send us an e-mail with your requirements.

Life at HANS-Y

Yes, you can register your main residence with us. You will receive a “confirmation of residence” from us, which is required by public authorities to get a “certificate of registration”.

There is a rubbish room in the courtyard behind the garage entrance. For the sake of the environment, please separate your rubbish!

Smoking is prohibited in all indoor and outdoor areas. Smoking is permitted on the rooftop terrace and on the bistro terrace on the ground floor. All flats and common rooms as well as the staircase are equipped with fire alarms. If the fire alarm is triggered, the resident bears the costs.

Please report any damage, regardless of whether it was caused by you or someone else, to our HANS-Y team. Our Residence Manager will repair it as quickly as possible.

Yes, of course you can invite guests! However, the community spaces such as the Sky Pool, spa area and gym are reserved for the exclusive use of HANS-Y residents. When using the other community spaces, we ask for fair use and advance notification of guests at the front desk so that nobody feels inconvenienced. Overnight stays must also be registered at the Front Desk, for your own protection and to ensure the safety of the building.

Booking process and payments

We need the following information from you to make a booking:

  • Passport copies (visa/residence permit if not an EU citizen)
  • Telephone number
  • Contract start date (1st or 15th of the month possible)
  • Rental period (end of rental period 14th or last day of the month)
  • Apartment category

The amount of the deposit depends on the flat category.

When you leave your flat tidy, the deposit will be returned to you minus a final cleaning fee of € 125.

To reserve a flat, you must pay the deposit, a one-off onboarding fee of € 99.00 and the first pro rata rent.

The all-inclusive rent includes all costs for the main rent, operating costs, floor heating & temperature control, electricity, water, internet, VAT and our exclusive features such as the Sky Pool, spa area, gym, Sky Lounge and terrace. Only a final cleaning fee of € 95.00 is payable on moving out.

The payment is to be transferred monthly in advance on the 1st of the month.

No, there are no estate agent fees.

As soon as we send you your contract with the payment requirements, the flat will be reserved for you for 7 working days. During this time, the deposit, one-off onboarding fee and the first rent must be paid so that we can confirm your booking.

After paying the deposit, one-off onboarding fee and the first rent, you will receive a booking confirmation and, if required, a signed contract. Otherwise, the original contract will be signed when the keys are handed over.

Contract duration / cancellation / extension

Extensions possible subject to availability. Please let us know as early as possible if you would like to extend your stay so that we can keep your apartment available for you.

No, subletting is strictly prohibited and will result in cancellation without notice.

The minimum term with us is 3 months. For a short term (3, 4 or 5 months), a surcharge of 15 % is payable on the monthly flat-rate rent. You can book with us for up to three years, after which you have the option to extend.

There is no cancellation option in the contract. Just book as many months as you want to stay. After that, a flexible and uncomplicated extension is possible.

The start of the contract can be the 1st or 15th of the month and the end of the contract can be the 14th or the last day of the month. Of course, you can also move in on a different day after the start of the contract.
