The spacious co-working area of HANS-Y is located right next to the bistro and the sunny terrace on the first floor. A workstation can be booked by our tenants or external interested parties on a monthly basis. In addition to its own coffee kitchen and comfortable seating, our co-working space also has its own terrace, a meeting room and is open 24/7.
HANS-Y offers apartments of less than 30 m², which are free of non-cash benefits for the employer for a maximum rental period of 12 months. Accommodation between 30 and 40 m² is also offered, for which a discount of 35% is taken into account when calculating the non-cash benefit.

No, you must bring your own crockery and cooking utensils.
However, it is possible to buy a starter set on site.

The furniture provided by us may not be removed.
If you would like to bring your own couch, desk or dining table, please let us know and we will store any excess furniture in our warehouse before you move in.

However, we do provide the community with an iron + ironing board and a vacuum cleaner to borrow free of charge in each laundry room.

The keeping of pets of any kind is not normally permitted. In exceptional cases, however, we are happy to consider individual wishes regarding the keeping of animals. Please note that any soiling or damage caused by pets must be repaired by the tenant at their own expense. Thank you for your understanding.
There is a garbage room in the courtyard behind the garage entrance.

Smoking is prohibited in all indoor and outdoor areas.
Smoking is permitted on the rooftop terrace and on the bistro terrace on the first floor.
All apartments and common rooms as well as the staircase are equipped with fire alarms.
If the fire alarm is triggered, the resident bears the costs.
Please report any damage, regardless of whether it was caused by you or someone else, to our HANS-Y team.
Our Residence Manager will repair them as quickly as possible.
Yes, of course you can invite guests!
However, community spaces such as the Sky Pool, spa area and gym are reserved for the exclusive use of HANS-Y residents.
When using the other community spaces, we ask for fair use and advance notification of guests at the front desk so that no one feels inconvenienced.
Overnight stays must also be registered at the front desk, for your own protection and to ensure the safety of the building.
It’s quick and easy – just let us know your desired apartment category, your move-in date and the duration of your stay (at least 3 months) and we will check availability.
All you need for the rest of the contract is an ID document and, if applicable, a visa/residence permit.
Proof of salary or student status is not required.
The amount of the deposit depends on the apartment category.
When you leave your apartment tidy again, the deposit will be returned to you minus a final cleaning fee of € 95.00.
To reserve an apartment, a deposit, a one-off onboarding fee of € 79.00 and the first pro rata rent must be paid.

No, there are no brokerage costs.
As soon as we send you your contract with the payment requirements, the apartment is reserved for you for 7 working days. During this time, the deposit, one-off onboarding fee and the first rent must be paid so that we can confirm your booking.
After paying the deposit, one-off onboarding fee and the first rent, you will receive a booking confirmation and, if required, a signed contract. Otherwise, the original contract will be signed when the keys are handed over.
Sure, we’d be delighted if you stayed with us. Please tell us at least 30 working days before the end of your contract if you wish to extend your contract so that your apartment is not overbooked.
No, subletting is strictly prohibited and will result in termination without notice.
The minimum term with us is 3 months. For a short term (3, 4 or 5 months), a surcharge of 15% is payable on the monthly flat-rate rent. You can book with us for up to three years, after which there is an option to extend.
The contract does not provide for a termination option. Only book as many months as you want to stay. After that, a flexible and uncomplicated extension is possible.
You can move in from Monday to Saturday and therefore choose your contract start date flexibly. The price is calculated pro rata, so you only pay for the days from the start of the contract.
