Equipment and additional services

No, you must bring your own crockery and cooking utensils. There are plenty of shops in the immediate vicinity where you can buy all the necessary items.

All flats have a satellite connection, internet is to be organised by the occupant and is not included in the price.

Of course you can add your own furniture or home accessories to your flat.

No, these items are not provided and you must bring your own.

A laundry room with washing machines and dryers is available for all residents. Use can be booked and billed directly via an app. Some flats are equipped with washing machine connections.

Yes, we have a large number of underground car parking spaces available. Car parking spaces can be booked for a monthly fee. We do not currently offer car parking spaces for individual days.

We offer a large bicycle storage room in the basement, which can be used by all residents free of charge. Unfortunately, we cannot guarantee the safety of your bike.

Yes, the flat has its own cellar compartment, which is included in the rent.

Life at JONN-Y

Yes, you can register your main residence with us. You will receive a “confirmation of residence” from us, which is required by public authorities to get a “certificate of registration”.

Yes, keeping pets is permitted.

There is a large rubbish room in the basement. For the sake of the environment, please separate your rubbish!

Smoking is strictly prohibited in the flats. Smoking is permitted in the outdoor areas with due consideration. All flats and common rooms as well as the stairwell are equipped with fire alarms. If the fire alarm is triggered, the resident bears the costs.

Please report any damage, regardless of whether it was caused by you or someone else, to our ADEL-Y team. Our Residence Manager will repair it as quickly as possible.

Yes, of course you can invite guests! However, the community spaces such as Sky Terrace and Gym are reserved for the exclusive use of ADEL-Y residents.

Booking process and payments

We require the following documents for a flat booking:

  • Rental offer (will be provided by us)
  • Copy of passport (visa/residence permit if not an EU citizen)
  • registration form
  • Your 3 most recent payslips

A booking without prior viewing is also possible.

We also accept guarantees.

The amount of the deposit is 4 times the monthly  rent.

To reserve a flat, a deposit and a one-off onboarding fee of € 120.00 must be paid.

The all-inclusive rent includes the costs of the main rent, operating costs and our exclusive features such as the gym and use of the roof terrace. The costs of heating/cooling, water, electricity and internet are to be paid separately.

The payment is to be transferred monthly in advance on the 1st of the month.

No, there are no estate agent fees.

After paying the deposit and the one-off onboarding fee, the contract can be signed.

Contract duration / cancellation / extension

No, subletting is strictly prohibited and will result in cancellation without notice.

The minimum term for ADEL-Y is 12 months plus a 3-month cancellation period. The contract is limited to 10 years. After that, there is an option to extend, although this is reserved for the accommodation provider.

Yes, you can cancel in the 12th month to the last day of the month. The cancellation period is 3 months. This results in a minimum commitment of 15 months.

You can move in from Monday to Friday and therefore choose your contract start date flexibly. The price is calculated pro rata, so you only pay for the days from the start of your contract.
